What does a Buyer’s Advocate do?

Unlike Real Estate Agents or Selling Agents who work for vendors to secure the best price and terms for their clients, a Buyer’s Advocate is a licensed Real Estate professional that exclusively works on behalf of you, the buyer.

They provide transparent, trustworthy and personalised guidance and experienced support for the buyer. A Buyers Advocates primary goal is to find the right property, negotiate the best possible deal and ensure a smooth, stress-free transaction, saving you, the buyer, time and heartache along the way.

Aren't Buyers Advocates only a service for inexperienced buyers?

Not at all. Most of our clients are very intelligent and capable. They have often purchased in the past. Often, with demanding careers and busy families, they are time-poor and making high-stakes property decisions isn't what they do everyday. They’re not looking for someone to teach them, they’re looking for someone to do the ground work and execute professionally alongside them.

Do you have access to off-market properties?

A benefit of having a Buyer’s Advocate is access to off market opportunities. Through our extensive local network and relationship with Real Estate Agents, we often gain access to properties before they hit the public market.

Can’t we negotiate directly with the agent ourselves?

Of course you can. However remember who the agent represents. Their job is to maximise the seller’s result. Without strategic positioning, you’re revealing your budget and urgency before you’ve built leverage. If you've bid at auction and missed out, they know your budget, where you tapped out, other properties you've missed or where your budget has been willing to stretch to. When you're represented, your identity remains private and the agents know they're dealing with a serious buyer.

Isn’t engaging a Buyers Advocate simply an extra cost that would be better used towards my deposit?

It can feel that way upfront. In reality, the fee needs to be looked at in the context of the purchase.

A small difference in purchase price, or avoiding the wrong property, can outweigh the fee multiple times over (especially over the period of the mortgage). Most clients don’t come away saying “that was an extra cost” they say “I couldn't have done this without you”.

We are doing it ourselves and finding we don’t have time to attend every inspection. Are we at a disadvantage?

In a market where Buyers are more commonly enging professional representation, yes. When we are representing a buyer, we work during the week (not just on Saturdays or in lunch breaks), searching, shortlisting, inspecting and performaing due dilligence. Can't I buy myself? I don’t want to admit I need help

How much do your services cost?

Our fees depend on the service you choose and the scope of your requirements.

Why would a great property be offered off-market instead of going online with a full marketing campaign?

What if I need to move quickly? Isn’t that more important than having help?

I don’t want to feel like I’m being ‘sold to.’
