What does a Buyers Advocate do, that I can’t? Most people buy themselves.

A Buyers Advocate, is a licensed Real Estate Professional who represents and protects the interests of property buyers during the entire property purchasing process.

Unlike Real Estate Agents or Selling Agents who work for vendors to secure the best price and terms for their clients, a Buyer’s Advocate is a licensed Real Estate professional that exclusively works on behalf of you, the buyer.

They provide transparent, trustworthy and personalised guidance and experienced support for the buyer. A Buyers Advocates primary goal is to find the right property, negotiate the best possible deal and ensure a smooth, stress-free transaction, saving you, the buyer, time and heartache along the way.

You're right. Most people do buy themselves. About 15% of buyers in Melbourne have a Buyers Advocate representing them. Right now, those with a Buyers Advocate are at an advantage.

Are Buyers Advocates only a service for inexperienced buyers?

Not at all. Most of our clients are very highly educated, intelligent and capable. They have often purchased in the past. With demanding careers and busy families, they are time-poor and making high-stakes property decisions isn't what they do everyday. They’re not looking for someone to teach them, they’re looking to outsource to a professional to do the ground work and execute alongside them.

Do you have access to off-market properties?

A benefit of having a Buyer’s Advocate is access to off market opportunities. Through our extensive local network and relationship with Real Estate Agents, we often gain access to properties before they hit the public market.
Once we have your brief, it is go time and the one on one work with the local agents begins. These off-market opportunities can give you an edge in finding your dream home before it ever reaches the general public.

Are off-market properties really that good?

Not all of them. Some are average. Most offered to us are excellent.

The value isn’t just the property, it’s where strong buying opportunity can sit:

Think about it. Selling Agents want to get a deal done. If they have been speaking with a potential vendor and we come to them with a brief that happens to match, a timeline can be moved forward. This is an example of a completely off market deal. The agent may not even have authority yet on it however with a matching brief, they can work with the vendor, presenting a finance approved buyer.

Why would a great property be offered off-market instead of going online with a full marketing campaign?

Not all vendors want people walking through their home twice a week at open inspections, the expense of a marketing campaigns or public exposure. Some prefer privacy, quieter and more controlled sales. Some are not in a rush to sell and have quietly let local agents know it is available or will likely go to market in the not too distant future. This is where professional conversations happen and secure you a great property if the brief matches. Those are the opportunities most buyers never get visibility on.

Can’t we negotiate directly with the agent ourselves?

Of course you can. However remember who the agent represents - the vendor. Their job is to maximise the seller’s result. Without strategic positioning, you’re revealing your budget and urgency before you’ve built leverage. If you've bid at auction and missed out, they know your budget, where you tapped out, other properties you've missed or where your budget has been willing to stretch to. When you're represented, your identity remains private and the agents know they're dealing with a serious buyer.

Isn’t engaging a Buyers Advocate an extra cost that would be better used towards my deposit?

It can feel that way upfront. In reality, the investment needs to be looked at in the context of the purchase.

A small difference in purchase price, avoiding the wrong property or having access to a property before others have seen it with less competition, can outweigh the fee multiple times over (especially over the period of the mortgage). Most clients don’t come away saying “that was an extra cost” they say “We couldn't have done this without you”.

How do I know what a property is really worth if the price guide isn’t accurate?

Auction guides are often strategic marketing tools. The more likely sale price should be based on recent comparable market sales, understanding of the buyer depth in that micro-pocket, land value and current demand momentum. This is an inclusive part of our research and evaluation process when we work together.

How do we compete against downsizers and cashed-up buyers?

Preparation, speed, positioning and understanding the market. Sellers favour buyers who appear decisive, financially strong and low-risk. Every property, vendor desires and agent represents a different dynamic. Each property requires a different strategy.

I’ve already found a property. Can you help me negotiate and secure it?

Absolutely. Our Acquisition and Negotiation service is perfect for buyers who’ve found their ideal property but want an expert to secure the best price and terms.
With a negotiation service, the Advocate Agency will handle all communication with the Selling Agent and use our market knowledge to negotiate on your behalf while you remain anonymous.

I found the property and have done all the research and due dilligence, can you help me bid at an auction?

Yes we can! Our Auction Bidding service ensures you’re represented by an experienced professional on the day who can bid confidently and strategically on your behalf. It takes the emotion out and you remain anonymous. It's also a service for those who are interstate or can not be there physically on the day. We’ll discuss your budget beforehand and take the stress out of auction day.

How much do your services cost?

Our fees depend on the service you choose and the scope of your requirements.

This feels like something ‘other people’ use, not me

You may feel that this service is only for those who are spending upwards of $2 million plus luxury homes. There is a luxury market no doubt however this is far from the majority. Most people don't realise that we often service clients with a budget under $1 million.

What if I engage you and nothing suitable comes up or the market changes while you are searching?

That is highly unlikely no suitable properties willl be presented to you as the briefing process is very thorough. We work together to ensure that we have a brief that ensures accomodation type, location and budget all match up and a purchase is possible. The focus is always on quality over speed. We always buy the right property, not just any property. There’s no benefit in rushing into the wrong purchase.

The property market is always changing and this is why recent comparable data is essential in our work. Our role is helping you read those shifts, adjust strategy
and stay grounded in where the market may see the value so you’re not reacting emotionally to market noise. We watch what the market is doing and strategise accordingly.

Why do I feel hesitant even though this makes sense?

Because it’s a big decision and the value is often realised throughout the process and always at the end.
